Where you might be right now
You own a business and rent your premises
Buying the premises in your SMSF means the rent your business pays goes into your own super instead of a landlord’s pocket. We work through whether it stacks up, and Judge Lending can arrange the loan.
You want to choose your own investments
Direct shares, term deposits, property, or a mix. An SMSF gives you the control, with an investment strategy that keeps the fund compliant.
You already have an SMSF and you’re paying too much
Separate bills for the accountant, the auditor and the pension paperwork add up. Moving your fund to us is free, and from then on it’s one fixed monthly fee.
You’re getting close to retirement
Starting a pension, drawing down tax-free, and planning what happens to the fund when you die. We work with Clarity Wealth’s financial planner on the advice side.
Is an SMSF right for you?
An SMSF can be a good fit if you want direct control of your investments, want to hold business premises in super, and have enough in super to make the running costs worthwhile. It’s probably not right if your balance is small, you don’t want to make investment decisions, or you’d rather someone else carried the responsibility. Every member must be a trustee, or a director of the trustee company, and is legally responsible for the fund. The free consultation is where we work out which side of the line you’re on.
How we work
- Free consultation, up to an hour. Your balance, your goals, and whether an SMSF makes sense for you.
- Setup. Deed, trustee, registrations, bank account, investment strategy and rollovers, usually within two to three weeks.
- Through the year. Portal access, questions answered, and a heads-up when the rules change.
- After 30 June. Accounts, audit and annual return done for the fixed monthly fee.
Frequently asked questions
How much does an SMSF cost to run?
With us, $295 + GST a month for an accumulation fund and $315 + GST a month for a retirement (pension) fund, covering the accounts, tax return, independent audit, minutes and member statements. Setup is currently $0. Investment platform fees, the ATO supervisory levy and ASIC fees for a corporate trustee are on top.
How much super do I need to start an SMSF?
There’s no legal minimum, but we generally recommend at least $400,000 in combined super before an SMSF is cost-effective compared with a retail or industry fund. Below that, we’ll tell you honestly that it probably isn’t worth it yet.
Can my SMSF buy my business premises?
Yes. An SMSF can buy business real property, including from you or a related party at market value, and lease it back to your business at a market rent. It’s one of the main reasons business owners set up an SMSF. The lease, the valuation and the rent have to be right, and we set them up with you.
Can my SMSF borrow to buy property?
Yes, through a limited recourse borrowing arrangement, with the property held in a separate bare trust until the loan is repaid. Judge Lending can arrange the SMSF loan, and we set up the bare trust and keep the fund compliant.
How long does it take to set up an SMSF?
Usually two to three weeks, including the trust deed, the trustee company if you want one, ATO registration and bank accounts. Rolling your existing super in takes a little longer, depending on your current fund.
Who audits the fund?
Every SMSF must be audited each year by an independent, ASIC-registered SMSF auditor. The audit is included in both packages and arranged by us, so you don’t need to find one yourself.
Is it better to have a corporate trustee?
Usually, yes. A company as trustee costs a little more to set up but makes changing members easier, keeps fund assets clearly separate, and avoids retitling every asset when someone joins or leaves. We’ll explain the trade-off at setup.
